Permission given for massive new high bay warehousing units at Dundalk

PLANNING permission has been granted for massive high bay warehousing units at Dundalk North logistics park, equidistant from Dublin and Belfast and within five minutes of Junction 18 on the M1.

And agents CBRE and property partners Laurence Gunne, acting on behalf of McWilliams Group, believe there will be keen interest from businesses in the north to acquire space in in Dundalk’s newest business park.

Full 10-year planning permission has been put in place to develop more than 770,000 sq ft of industrial and logistics space on the site.

It will comprise 14 separate units ranging in size from around 20,500 sq ft up to 107,338 sq ft.

Indeed units can be combined to cater for requirements of up to approximately 250,000 sq ft, the agents say.

The specification of completed units will be targeting LEED Gold accreditation and will broadly comprise of sealed concrete floors, LED lighting, PV panels, air source heat pump systems, dock levellers, up to 45 metre deep service yards and clear internal heights of 14 metres throughout. The scheme will incorporate a river walk along the Castletown river.

The road network within the site is now fully constructed with street lighting and attractive planting and landscaping throughout. Occupiers will be able to benefit from amenities such as cycle ways, walkways and green areas, finished to the highest specifications, as would be expected of a modern day business park.

Following the sale of a 27-acre site in the park to an end user, a 410,000 sq ft logistics unit is now nearing completion.

Excluding roadways, there is 54 acres of sites remaining in the scheme for occupiers seeking to secure a new location for their business on either a site purchase or build to suit basis.

All sites are fully serviced with all necessary individual connections provided to each site. A new entrance, turning lanes, alignment and the regrading of the Armagh Road have recently been completed.

"With a varied mix of unit sizes, high specification and sustainable finishes and an attractively landscaped environment, we anticipate strong interest from occupiers seeking to secure space in a location that is equidistant from Dublin and Belfast."
